Before your first guests arrive
We are not only there when the first guests arrive. We are your contact from the start, and we also support you with furnishing, setting up your Alojamento Local, and legalisation and licensing. These services are quoted separately.
Our terms
One clear rate. Everything included.
40 % commission, after the platform commission.
- Cleaning and laundry are included in the commission.
- Property care, smart pricing, marketing, guest support, all registrations and the portal are included too.
- No hidden add on fees. No monthly extra charges for registrations, guest reporting or invoicing.
Why the 40 % is justified
Exclusive by choice, not by accident.
We are an exclusive property management, deliberately kept small. That lets us look after a handful of homes in the high price segment with real attention, rather than running a large portfolio on autopilot.
We are not interested in running as many guests as possible through your house. That approach wears a property down fast and quietly destroys its value. We do the opposite: we curate the right guests, protect the home, and keep it in top condition. The 40 % buys you genuine, hands on care and exclusivity, not volume.
